

Our lending program is based on appraised value, not purchase price or credit scores. We
work with each client to create a customized funding solution. The following are the basics of our
programs. Fill out the investment summary in the FORMS section and call or email today to
inquire out about obtaining funding.
1st Trust Deed Program
We will fund up to 65% of the appraised value. For acquisition loans, we will fund 100% of the
purchase price provided it is less than 65% of the appraised value. If a client finds a property
significantly under market, they can have their entire purchase funded. Interest rates for a 1st TD
are typically 12%.
2nd Trust Deed program
Based upon the after-repaired value of the property, 2nd Trust Deeds have a maximum 70%
CLTV of the after-repaired value. 2nd Trust Deeds are typically construction or rehab funds.
Therefore, the funds are set up on a draw system based on a construction schedule provided by
the client. 2nd Trust Deeds normally have interest rates of 15%.
Trust Deed Program for Land
The amount of risk associated with land development loans require us to approach these
deals from a different perspective. Processing and approval of entitlements are the most
significant issues needing to be addressed when underwriting land deals. We will fund a
maximum 50% of the appraised “as-is” value for land development. The lower LTV represents
the amount of concerns and larger inherent risk generated by land investments.
Additional Collateral
We recognize very profitable deals sometimes do not have the initial necessary equity to
satisfy our LTV requirements. Additional collateral is property with sufficient lendable equity.
We always allow additional collateral to further increase your funding or to help secure the
primary property if it does not have the necessary existing equity. The additional collateral will be
released once the primary property’s value has increased to the required LTV. Additional
collateral is a great tool for unlocking more equity.

Documents Required Prior to Funding
To process the loan we will need:
1. Fully executed copy of purchase contract
2. Fully executed copy of escrow instructions
3. Current Appraisal
4. Preliminary Title Report
5. Insurance information
6. Vesting Information
New Borrower's will must provide the following:
1. Complete Loan Application Package (includes 1003 and S/I)
2. Copy of Credit Report
There may be further documentation needed if the property is being purchased by a
