returns.  Intelligent investors who like to earn more on their savings enjoy this alternative way of
investing. Trust Deed investing offers a higher fixed return, more control and less volatility than
stocks and bonds.  The 1st trust deed investments offer a typical return of 12%.  2nd trust
deeds offer a return of at least 15%.  All investments have a 1 year term with monthly
interest-only payments.  All investments receive a minimum of 90 days interest payments.  

UNDERWRITING AND PREQUALIFICATION OF BORROWERS
     We thoroughly examine every investment opportunity.  The potential borrower is required to
furnish us with a loan application, fully executed escrow instructions, preliminary title report and
current appraisal of the property done by an independent appraiser.  The trust deed along with
a title insurance policy is recorded through escrow.  Fire insurance coverage, with the investor
named as a loss payee, is a requirement of all transactions.  As the lender, you will receive
copies of all the aforementioned as well as; a Lender Mortgage Disclosure Statement, the
original executed note, the original recorded Deed of Trust and the title insurance policy
covering your trust deed.

     Though we charge no servicing fees our office will still monitor payments, mail first payment
due letters and follow up should a payment be late.  In addition, we will coordinate the final
payoff and disbursement of each investment.  
Our investors receive 100% of the interest
payments and none of the hassle
.  The monthly interest checks are made payable to the
investor and processed at our office. Investors have the option of receiving the checks by mail
or deposited into a designated account.  Direct deposit is available only at specific, affiliated
banks.  If the direct deposit option is selected, the investor will receive a copy of all deposits for
their individual records.   

DEFAULT & FORECLOSURE
     In the event a borrower defaults on interest payments, we will file foreclosure on your behalf.
 Our office will lead you through each step of the foreclosure process.  If the property reverts you
at the foreclosure sale, our office will list the property for sale and monitor the condition of the
property until a sale has been completed.


     We fund commercial, mixed use, residential, land, construction and development projects.
